Finmo has included a GDS/TDS calculator in the platform to assist mortgage professionals. As you and your clients fill in the Application and the "Subject property" section of the deal, the info will automatically be inserted into the calculations. These calculations will be pushed to Filogix/Expert when you submit the deal.
As you progress through the "Subject property" section of the Application, you will notice the GDS/TDS calculation will appear at the top of the screen.
Please note: Only brokers have access to the "Subject property" section, borrowers do not see this in the Application.
Finmo does the calculation for you.
How do I adjust the qualifying rate, compound period, amortization and Insurance premium override percentage in the GDS/TDS Calculator?
Click on the GDS/TDS calculator at the top of the screen. This will bring up a pop up showing the details of the calculation.
Enter the qualifying rate, amortization etc into the fields on the right.
Click on "Update". The calculation will be adjusted based on your edits.
How do I declare what percentage of the rental income is used to service the deal or add rental information?
You can add that information into the GDS/TDS calculation.
TIP: Make sure you have selected the correct "Occupancy" in the drop down menu within the "Subject Property" section. and filled in all the required information.
If you haven't done that the rental fields will not be available in the GDS/TDS calculator.
Once you have the "Subject property" filled out within the application follow the instructions below.
Click on the GDS/TDS calculator at the top of the screen. This will bring up a pop of showing the details of the calculation.
Scroll down to the applicable fields pertaining to rentals
Click on "update" to save changes.

FAQ: Does Finmo calculate the "Net Worth" for borrowers on an application.
Yes! To view the net worth, click on the calculator at the top of the screen, select the "Qualifying details" tab and you will see the net worth for all borrowers on a deal .
FAQ: The occupancy field was not chosen in Finmo and now I can seem to edit that in Filogix/Expert. How do I fix this?
In order for the "Occupancy" field to become available in Expert, the "Occupancy" has to be set to either "Rental" or "Owner Occupied & Rental" in the Finmo Application.
If the "Occupancy" is correct and the "Rental Income" does not save and push from Finmo into Filogix, please do the following when in Expert/Filogix.
Change the "Occupancy" of the property owned to "Owner Occupied".
Click on Save.
Change the "Occupancy" back to "Rental" or "Owner Occupied & Rental".
Click on Save.
Re-enter the "Rental Income".
Click on Save.
If this issue persists, it means the property record is corrupted. In this case, you will have to delete the property record and re-enter it.
